Why bathrooms fail

A bathroom is a waterproofing job with tile on top. Almost everything else is finish.

The failures we get called to fix are almost never cosmetic. They are water that got behind the tile. A shower pan that was not sloped to the drain. A niche cut into a wall without being sealed. Cement board run to the floor with no membrane behind it. None of that shows on the day the job is finished. It shows up in year two, in the drywall of the room next door or in the ceiling of the unit below.

Complete Construction Group is a licensed Florida general contractor (Certified Building Contractor CBC1266704) based in Bonita Springs. Owner Brian Davis sequences and supervises every bathroom personally, from the first walkthrough and written estimate through permits, association approvals, waterproofing, tile and the final walkthrough. One accountable person, start to finish.

What we build

Five ways a bathroom gets rebuilt

01

Full Primary Bathroom Remodel $30K to $60K

The bathroom comes out to the studs and goes back properly waterproofed. One contract covers demolition, plumbing and electrical rough-in, the waterproofing system, tile, vanity, glass and finish work, with permits and inspections handled for you.

  • New shower built on a sloped, fully waterproofed assembly rather than a prefabricated pan
  • Double vanity with a stone top, drawer banks and dedicated circuits for lighting and outlets
  • Tiled walls to the ceiling where it matters, with a sealed niche and a bench that drains
  • Frameless glass measured after tile, so the panels sit true instead of being shimmed
02

Tub-to-Shower & Walk-In Showers $12K to $25K

The most requested change we do. A tub nobody has used in nine years becomes a shower you can walk into. In a house people plan to stay in, this is also the single best accessibility change available.

  • Tub removal, new waterproofed and sloped shower base, niche and valve
  • Curbless and zero-entry options where the floor structure allows it
  • Linear or center drains, benches, grab-bar blocking set inside the wall now rather than later
  • Frameless or semi-frameless glass, or a walk-in with no door at all
03

Guest & Hall Bathroom Refresh $10K to $20K

When the layout already works and the finishes are dated, a refresh gets most of the result without a long shutdown. This is the right call before listing a home, or for a seasonal property that needs to look current.

  • New vanity, stone top, toilet, fixtures and lighting
  • New flooring and paint, existing tub kept or replaced
  • Shower retiled or reglazed depending on what is behind it
  • Usually one to three weeks on site
04

Condo & High-Rise Bathrooms Per project

A condo bathroom is a different job from a single-family bathroom, and the difference is rarely the tile. It is approvals, access and the fact that someone lives directly underneath your shower pan.

  • Association submittal: scope of work, schedule, contractor license and certificates of insurance
  • Service elevator reservations and protected common-area routes
  • Plumbing planned around shared stacks and risers rather than cut into them
  • Sound-rated underlayment and waterproofing detailed for the unit below
Whole home & condo remodeling
05

Tile, Stone, Glass & Fixtures Per project

The parts of the bathroom you touch every day are the parts worth spending time on. We walk the tile and stone selections with you rather than handing over a catalog, and we specify for Southwest Florida humidity and hard water.

  • Large-format porcelain that reads like stone without the sealing schedule
  • Full-height tile that removes the grout seam where water actually sits
  • Glass treated for hard water, which is what makes a shower look old here
  • Marine-grade or well-finished hardware near the coast, where cheap plating pits in a season

What a bathroom actually costs in Southwest Florida

What moves the number

  • The shower. A custom, fully tiled and waterproofed shower costs considerably more than a prefabricated pan, and it is the line worth paying for.
  • Moving the drain or the toilet. That means opening the slab. Keeping both where they are saves real money.
  • Tile. Square footage, tile size and pattern. Large-format and herringbone both add labor, not just material.
  • Glass. Frameless panels are measured and made after the tile is set, and they are a bigger line than most people expect.
  • Access. Third-floor condo with one service elevator and a four-hour daily window costs more than a ground-floor house.

How a bathroom actually runs.

No sales rep, no handoff to a project manager you have never met. Brian walks the job, writes the estimate and runs the schedule.

01

Walkthrough

We measure, look at what is behind the walls where we can, and talk through the layout honestly, including when not to move the drain.

02

Written estimate

An itemized scope with allowances for tile, stone and fixtures, so you can see exactly what a selection upgrade costs before you make it.

03

Permits & approvals

We pull the permit with the authority that has jurisdiction and prepare the association package for condos before anything is demolished.

04

Waterproof, tile & walkthrough

The waterproofing is inspected before a single tile goes on. Floors protected, site cleaned daily. We are not finished until your punch list is finished.

Condos, associations and timing

In a condo, your shower pan is someone else’s ceiling.

That one fact changes how a condo bathroom has to be built. A leak in a single-family home is your drywall. A leak in a high-rise is a claim against you, your association and your insurance, and it is the reason buildings scrutinise bathroom work more than any other remodel.

We prepare the association package as part of the job, and we detail the waterproofing for the unit below rather than to the minimum that passes a glance. A contractor who has not done it before will hand that paperwork back to you to figure out.

What associations typically ask for
  • A written scope of work and project schedule
  • The contractor’s state license and certificates of insurance naming the association
  • Permit documentation before work begins
  • Proof of sound-rated underlayment and shower waterproofing detail
What that means for the schedule
  • Approval windows that run from a few days to several weeks
  • Service elevator reservations booked in advance
  • Work hours commonly limited to weekday business hours
  • Protected routes from the loading area to your unit

When to schedule in Southwest Florida

Timing matters here more than in most markets. Many associations restrict interior construction during season, roughly November through April, when the building is full. That pushes most condo work into the May to October window, and it means the calendar fills early.

May to OctoberOff season. Most association work windows open, contractor availability is better, and permit offices are less backed up.
November to AprilSeason. Many buildings limit or prohibit interior construction. Single-family work continues, but schedule earlier.

Association rules vary building to building. Send us your documents and we will read them before you commit to a date.

Specified for this climate

What holds up in a Florida bathroom

Humidity, hard water, salt air and months of a house sitting closed up are hard on a bathroom. These are the choices that matter here and would not matter in Ohio.

Waterproofing

A bonded sheet or liquid membrane over the whole wet area, with the seams and the niche detailed. This is the part nobody sees and the only part that decides whether the bathroom lasts.

Tile & stone

Large-format porcelain reads like stone and needs no sealing schedule. Natural marble is beautiful and it etches and stains. In a house that sits empty half the year, porcelain is usually the right answer.

Glass & hard water

Southwest Florida water leaves mineral film fast. Treated glass and a squeegee habit are the difference between glass that looks new in year three and glass that looks cloudy by month six.

Ventilation & hardware

A fan actually sized for the room and ducted outside, not into the attic. Marine-grade or well-finished hardware near the coast, where cheap plating pits within a season.

Who runs your job

Born and raised in Bonita Springs.

I was born and raised here, and I have been working with my hands since I was a kid. When I went into business for myself, the whole point was that the person you meet is the person who runs your project.

Bathrooms are where that matters most, because the part that decides whether the job lasts gets covered up on day four. I inspect the waterproofing myself before any tile goes on, and I do not consider the job finished until you are happy with it.

Questions

Bathroom remodeling questions

Straight answers to what people ask on the first call. If yours is not here, call (239) 687-0144.

How much does a bathroom remodel cost in Bonita Springs?

A full primary bathroom remodel in Bonita Springs typically runs $30,000 to $60,000. A guest bath refresh starts around $10,000, a tub-to-shower conversion usually lands between $12,000 and $25,000, and a luxury primary bath with a curbless shower and freestanding tub runs $50,000 to $90,000 or more. You get an exact written price after one visit.

How long does a bathroom remodel take?

Most full primary bathrooms run three to six weeks on site. A guest bath refresh is usually one to three weeks. Before that, allow two to four weeks for selections, the written scope and permitting. Tile and glass both have lead times, and frameless glass is measured only after the tile is set, which adds about two weeks near the end.

Do I need a permit to remodel a bathroom in Bonita Springs or Estero?

Yes, in almost every case. Any work involving plumbing, electrical or structural changes requires a permit and inspections, and that covers nearly every bathroom beyond a vanity swap. We pull it with whichever authority has jurisdiction over your address: the City of Bonita Springs, the Village of Estero, the City of Naples, or Lee or Collier County for unincorporated areas.

Can you convert my tub into a walk-in shower?

Yes, and it is the most requested change we do. We remove the tub, build a properly sloped and waterproofed shower base, and tile it. Curbless and zero-entry are both possible where the floor structure allows it. If you plan to stay in the home, this is also the single best accessibility change available, and we set grab-bar blocking inside the wall while it is open even if you do not want bars yet.

Do you remodel condo and high-rise bathrooms?

Yes, and it is a large part of what we do in Estero, Naples and Bonita Springs. We prepare the association submittal, book the service elevator, protect the common-area route, work inside the building’s permitted hours, and detail the waterproofing for the unit below rather than to the minimum.

What does my condo association need before work can start?

Most associations want a written scope of work, a project schedule, the contractor’s state license, certificates of insurance naming the association, and permit documentation. For bathrooms many also require sound-rated underlayment and a waterproofing detail. Rules vary building to building, so send us your documents and we will read them.

When is the best time of year to remodel a bathroom in Southwest Florida?

For condos, usually May through October. Many associations restrict interior construction during season, roughly November through April, when the building is full. Off season also means better trade availability and less backed-up permitting. Single-family homes can be remodeled year round.

Can I stay in my home during a bathroom remodel?

Yes, if you have a second bathroom. We seal off the work zone to control dust and protect the path in and out. If the bathroom being remodeled is the only one in the house, we talk through the schedule honestly before you commit, because there will be days with no working fixture.

What tile holds up best in a Florida bathroom?

Large-format porcelain, for most homeowners. It is non-porous, needs no sealing and handles humidity and hard water without changing color. Natural marble is beautiful and it etches and stains, which matters more in a house that sits closed up part of the year. We will specify marble where you want it and tell you what it will ask of you.

Do you handle kitchen and bath remodeling together?

Yes, and doing them under one contract usually saves money and time. The same plumbing and electrical trips cover both rooms, permits can run together, and you absorb the disruption once instead of twice. If you are weighing both, say so on the first call and we will price them together and separately so you can see the difference.

What is actually behind the tile, and why does it matter?

A bonded waterproofing membrane over the whole wet area, with the seams, corners and niche detailed, sitting on a properly sloped base. Almost every failed shower we are called to fix failed there rather than in the tile. We inspect that assembly before any tile goes on, and you are welcome to look at it with us.

Do you warranty your work?

Yes. Every bathroom we build carries a one year workmanship warranty. If something we installed fails because of how it was installed, we come back and correct it. Manufacturer warranties on fixtures, glass and vanities run separately and we register them in your name where that applies.

Are you licensed and insured?

Yes. Complete Construction Group is owned by Brian Davis, a Florida Certified Building Contractor, license CBC1266704, and the business is insured. You can verify the license on the Florida DBPR website at myfloridalicense.com.

How do I get an exact price for my bathroom?

Book a free in-home consultation. Brian walks the bathroom with you, takes measurements, talks through layout and selections, and follows up with an itemized written estimate showing allowances for tile, stone and fixtures. No cost and no obligation.
